Please "beware", the management of Hignell Management on a property I own has been absolutely awful! The communication by management on site has been absolutely terrible; and disrespectful to tenants and owners alike.
The Hignell management personnel on site experience has been unfriendly and threatening about various aspects to living within the community.
This is my experience and shared by many owners and tenants in this community based on our communication over the last six month.
1) Emails to tenants and owners threatening -fear mongering that is against the law in the United States.
2) Poor notification and notice of work activities causing disruptions for tenants and residents.
3) Accusations to tenants and owners about various things that are not substantiated by date or location.
Had I known about these issues, I would not have purchased this property. It may be many US Constitutional Violations in some of the communication received by this management company.

" Fear-mongering is one of the most effective attack strategies for killing good ideas."[2] Thus, we can say that fear-mongering is one of the major tools used by political parties, media outlets, and big organizations to manipulate the thoughts of the general public and make them agree to their point of view and make them think in the same way they think by creating fear in their minds.- helpfull 0

I would leave no stars if I could...
I've always had positive relationships with landlords/leasing companies in the past, but Hignell really keeps the blood-sucking landlord stereotype alive.
First of all, I applied to a property and probably had to call them over 50 times throughout the process to receive any form of update. They took forever to even BEGIN processing my application, and every time I called it seemed like they mysteriously forgot who I was and that I had an application under review. Even the owner of the property was on my side- she had to call them and ask for them to please hurry and process my application. The owner was more helpful than Hignell ever was. The entire process probably took a month... a crazy timeline when all they really do is run a credit check and call like 2 references. They keep you waiting during a stressful moving period, to the point where I felt I had to apply to other properties (for additional application fees) because I had no idea where I stood with Hignell. That should have been my warning sign.
The attitudes of the women who work at the Redding location are horrible- I've never experienced someone more apathetic and unfriendly in a customer-facing job. Reminded me of every judemental highschool mean girl (I thought they grew up to be nurses- I guess they also go into property management). Every time they answer the phone (IF they answer) they act irritated that you're calling. Forget about them returning a voicemail- that simply will never happen. And don't you DARE call to follow up with an unanswered voicemail- don't you know its incredibly rude to call a business during business hours????
The move-out process was equally as horrible. Conflicting information from different staff- it seems like they don't communicate with eachother AT ALL within their office. They also managed to charge me over 700$ from my security deposit on various BS... including a nearly 500$ cleaning charge for an EMPTY apartment on top of 300$ to clean the carpets. You'll also have to call like 20 times before they share your move out inspection with you, but don't worry, they'll make sure to charge your security deposit right away.
Basically- this is the worst leasing company I've ever encountered. DON'T LEASE FROM HIGNELL- helpfull 0
