Orson is an okay manager; I'm not sure how he chooses who to promptly attend to and who to get to at his leisure, but no matter how polite and persistent I was, things took FOREVER to get done, if they did at all. Extremely loud at all times on all sides. The stairs echo horribly for tenants who share a wall with the stairwell (the elevator makes a lot of noise, too), neighbors blasted music at any hour, people shouting in the hallways, dogs fighting in the hallways, I could go on. Also, the laundry machines are seriously terrible, and costly to use. Orson is nice, but not much seemed to get done promptly or well while I was living there. I also had to drive hours away to secure the apartment since he wasn't answering any of my phone calls, and when I got there, my apartment had been rented to someone else. So I had to go with a much less ideal location and size, since school was going to start soon and I just needed a damn place to live. Glad to be outta there.

This place is a nightmare. I have never lived somewhere so awful. I think the homeless on the streets actually have it better. The female manager is rude, mean to her co-worker, and never in the office. The one redeeming quality of the complex is the male manager, Orson, is a sweetheart. He's always up for conversation, but the building itself and the management company's issues are far too deep for Orson to fix. The apartment building is falling apart, my roof has been slowly sinking for years until it finally fell apart and caved in. Management's response? Let's just tack it up. They drag mud around the old carpet every time they enter, none of them are licensed or educated in repairs, and they always smell like fresh urine and sweat. The only parking you have available to you here is the street parking and a lot full of abandoned cars, with no spots on a usual basis. The walls are thin as paper and EVERYTHING can be heard by both you, and your neighbors. In addition to others' noise, the building is right across from the Salvation Army offloading area, which echoes the sounds of dropping metals, slamming truck doors, yelling men, and a variety of other unpleasant noises to hear at all hours of the early morning and night .Gang members constantly tag every piece of the property, cars are regularly stolen from the lot and street out front, and thugs are always out front smoking marijuana harassing residents for money. Staff is either rude or not present, and make no effort to improve the property or give concessions for the awful squalor that is Bidwell Oaks. I can, without hesitation, say this is one of the worst, if not THE WORST, "apartment" complex in Chico. GO SOMEWHERE ELSE!
