Villa Risa is MWS Properties newest apartment community being completed in 2011. MWS Properties has been building and managing properties in the Chico area since 1969. If you have a perfect rental history, make 4x the monthly rent, have one applicant with excellent credit and one with okay credit, but one of you is black, you will be denied with little reason given. I put in my application first, and my black partner put hers in- they never even ran any of my credit or background check. We were denied immediately, and while they said it was due to a negative mark on her credit (a couple hundred dollars she is still paying off from affirm), I believe the issue was more likely due to her skin being a little darker on her ID

Greetings, happy new year 2024. I am living at Villa Risa Apartments for more than 13 years now.
I am Delighted to offer another review in appreciation to the management and people who have made villa Risa a Comfortable and safe place to live.
I completely enjoy coming into the health club and passing by the nice friendly staff who over the years have addressed every little issue that may come up in apartment living. They try to make everyone feel like family.
The maintenance superintendent Tony he's always totally responsive pleasant and responsible with a great attention to detail dealing with any small issue that may arrive.
I have lived at villa risa while we have had several great general managers on site and I will just say that the current lady who manages our location, she is always on top of things and has trained the most incredible staff. They all work together flawlessly .
If you're looking for a very well built apartment with low energy cost, a beautiful pool, covered parking, the cleanest gym in California. I again will state, this is an amazing complex of friendly professionals and all polite and happy students. If you are looking for a apartment in chico. Check out villa risa we love new friendly neighbors.
