I rented from Mike and Nanci for 3 years and after everything, they took advantage of my roommates and me by taking our deposit for bullshit charges. They told us constantly how much they appreciated us being great tenants and during our final walkout, did not mention the charges that they were going to take out of our deposit (e.g. floors, bathrooms and kitchen, and cleaning the walls). Mind you, Mike and Nanci blew up my phone the week before our lease ended to make sure that I understood what needed to be clean. My roommates, my mom, and I cleaned the apartment for three days prior to our walk through. Mike made it clear that the only charges would come from carpet cleaning, slight paint damage from sticky wall hangers, and the drapes. However, when we received our receipts and deposits a few weeks later, they charged us for cleaning the floors, the walls, and the kitchen and bathroom, ALL of which were clean enough for Mike on the day of our walk through. The breakdown of our deposit from Mike and Nanci did not match the Wizard Cleaning receipt that was also attached. They charged us for 12 HOURS worth of cleaning.

It's important to mention that Mike and Nanci will continuously tell you that things are "in the lease", but know your California renters' rights. They will manipulate you, their property is old and out of code, and they'll treat you like you are stupid. I can't even count the amount of times that we had a scheduled time to meet and Mike and Nanci forgot to come, AND/OR tried to blame us for "getting the time wrong".

Also, we had sitting water in our AIR VENTS for weeks before Mike did anything serious about it. He brushed it off and tried to tell us that it was our fault. Turns out, the sewer smell and literal flies were coming from a leak under our apartment.

I'm so disappointed that renting with Mike and Nanci Watts had to end this way, but people need to know. Spread the word.

Ive been a tenant for 2 years, while my partner was a tenant for 4 years. We both agree that staying at River Oaks was great. Mike and Nancy, the landlords, treated us well. The pricing of the apartment was incredibly affordable and definitely convenient for our budget. The area is maintained weekly, so it will always look clean. Any problems or issues would be resolved in a timely manner. As long as both parties are on the same page, then interactions will go very smoothly. Our Move in and move out went smoothly and we ended up with a deposit back.
The area is also pretty quiet and feels a bit secluded from the street.

Overall we had a great time there and made some good memories.
