Do not rent from them at all. I lived at campus place apartments by everett apartments rental and it is the worst experience renting that I have ever come across. The management office is rude and tries to make up their own rules as they go along. They squeeze money out of you when something breaks in their very run down apartment and you have to argue with them about rental rules, and there is always a new manager or "in between" so there is no communication when maintenance requests are put in and are often lost. On top of that the maintenance workers lie about what they did in your apartments, so when they charge you for something with a surprise bill in the mail, you tell them what the maintenance said and the guy turns around tells them something completely different! On top of that, when they were tracking this issue, which was persistent for months, they told me they "lost" some of these work orders that they did on this issue so it must be something we did... Everything is a band-aid fix and you will often times have them come out multiple times for this one issue.
The dumpster area at this apartment is also horrendous. There is always homeless people defecating in or near the dumpster, garbage is everywhere and at the end of the semesters it is overflowing and up to your knees. This attracts so many cockroaches that easily slip under the door as the sealant around it is falling off and flimsy. The door that houses the furnace has a vent in the ground that opens to the crawl space where multiple spiders and centipedes have come through along with the furnace location having tons of mold.
The cabinets are falling apart top to bottom. They say they are replaced as needed, but these have been here since the dawn of time. They have splinters, the drawers fall out, and the shelves are severely bowing.
Any complaint or request I have to fix is a challenge... I always have a very rude female who answers the phones as if I am just disrupting her life. I get put on eternal holds, managers at the office dodge you when the complaint or request has been forgotten and you have to literally sit there and demand not to leave until they see you. The manager of the complex is poor at any sort of authority help as anytime you ask for a simple request you always get, "well I need to speak to the main office..." as her child is always in the background screaming.
The windows and walls are thin. The windows are single pane with no locks.... Just some non fitted sticks that are rotted and falling apart and can easily be slid when forcing your way in... solution? Metal screw to screw up near the top. The doors also appear to have about 10 coats of paint on them, which constantly get stuck and peel... why not just sand the door...or replace? Again, band-aid solutions... Because of the thin windows and poorly kept apartments you will constantly run AC and heat as there is retaining the temperatures in the apartments.
They have a list of rules to follow otherwise you will be evicted, yet when people break these rules and affects your living nothing is done about it.
I think that is all my complaint.... I'm sure I will think of more....
Oh and that deposit? You will have to write a dispute letter as they charge you for things that they should not have. We called and were told things such as, "maintenance forgets what apartments they fix so just charge everyone the same thing." The carpet cleaning place they hire charge you for extra soil and carpet patch repairs on top of the initial carpet cleaning fee. We argued for all that deposit back. When we moved into this apartment nothing was painted and there were still holes in the walls, black marks from where previous tenants had candles burning, knick and dings that they have never fixed.
Also, On the subject of money, expect to have your rent go up at every renewal year an when you do renew and get the renewal incentives, they took 7 months to come in and actually replace what they offered after multiple calls and told they would be there in a week.
When you do not sign to renew they will start showing your apartment constantly at odd hours. They gave us a paper to put down when they can show the apartment yet completely disregarded it. As they made up rules such as someone signed a lease so they don't have to show at your hours of convenience. They do not tell you when someone canceled their showing so you sit there waiting. They also had numerous empty apartments to show; yet they show the ones where people are still residing.
This is a very awful company to rent from. I have heard this is just Chico, but have had other apartments where it is nothing like this mess.

Rented from Everett Apartments for 6 years... Once I finally finished and moved out, after spotlessly cleaning for several days on end. They somehow find a way to make the excess charges equal to the deposit. In addition to returning all the keys, they charged me extra for more keys that I did not request nor did I lose any.
If you value your wallet/purse and the contents within.. rent elsewhere, the management here is not your friend. One of the managers firmly told me that "Paw prints don't come out", followed by me wiping it off with a wet rag...
The managerial staff here in addition to upper management at Everett Apartments sees tenants more like an exploitable victim.
