Villa Sierra is a centrally located and recently remodeled affordable housing community. We specialize in providing cozy, inexpensive housing to qualified individuals. We offer set-rate, Tax Credit apartments, on-site Section 8 housing, and we also work with Butte County Housing Authority housing voucher recipients.
History
Our apartment complex has been in Chico since 1970. It has undergone several changes in ownership and managers and is currently being overseen by U.S. Residential Group. U.S. Residential has provided professional management services to owners of multi-family complexes for over years. Our mission is simple: be the best management company in the country, both to our complex owners and community residents.

I have been living here for a few years. I was always happy with how things were run, for the most part. Manager Kat was a bit on the bitchy side, but things were always done properly. Shannan who took over for her was grate as well. I never had a problem with worying about the staff. However several months ago, the property got new owners, new management (although some stayed on) and new maintenance. The new maintenance manager is a joke. He is rude and a jerk and will go into your apartment with out persmission. He was even seen going through a persons drawers looking for something. This is not okk. They also are really good about giving a notice to go in your apartment and not showing up until days later than when they were supposed to come in and don't update you on when they will be coming. I can't think that it is too hard to put out some notices saying they're behind and will be coming later. Is it even legal to go in with out a proper notice? They are remodeling the apartements and they do look nice. It is nice to finally have a dishwasher but I'd rather have no upgrades and a staff that knows what they are doing. And a friendly staff would be great too!

this place is a freakin joke. roach infested and all management does is put you on a spray list that is ineffective because the roaches eventually come back anyways after being sprayed i dont think the management is smart enough to spray every single unit as a requirement to get rid of the issue they have, drama almost every night. cops are always there either dealing with problems or just driving through mostly to the back area. there are drug dealers, gang bangers, tweakers, kids run around with no supervision, the apartments themselves arent very appealing to the eye, they have a horrible mold problem in the bathroom which during inspections will blame the TENENT for not cleaning well enough but i scrubbed and scrubbed and it wouldnt come off, management can care less about youre safety i was harassed by neighbors for months and nothing was done about it, the screens on the windows dont fit properly, loud drunk people walking the streets, there has been stabbings and shootings nearby, one man even committed suicide in the building behind me during the day by the playground where children were playing!!! SMH. they said the carpets were cleaned before i moved in but that was a big lie because i had bought a personal carpet cleaner for myself and the water was DARK like it had never been deep cleaned EVER. the electrical job is sort of a joke when i first moved in the box kept blowing out and almost ruined my flatscreen from being plugged into a wall that shortsurcuited. they eventually fixed the problem after a week or so but towards the end before i moved out the bathroom light started having eletrical issues. the unit has BAD painting and caulking job.... its cheaply built. no wonder they have such bad roach problems they dont seal things properly. under the sink theres EASY access for roaches to come in and out around the sink hose. i dont know if it was just my unit but i had to tell them to blow the pilot out on my furnice because it would smell of gas in the morning. speaking of smelly gas when i did my first walk thru it reeked of gas so bad i didnt allow my toddler to even enter. they dont allow pets but people still have them anyways, ranging from annoying yapping small dogs to bulky scary looking pitbulls. the upstairs neighbor drove me CRAZY. it sounded like her young son would climb on a table then jump off, the most obnoxious noises. they even vaccuumed at 11pm. management did NOTHING about that all she said was to "write everything down that happens" then turn it in SMH. you always hear ppls business because they either talk really loud outside (or in their house) or theyre screaming it at their spouse. DONT TRUST ANYONE in these apartments!!!! once ppl feel they "know you" theyll use it against you, theyll backstab you, and talk sht behind youre back. management doesnt allow curtains on the windows (i did anyways) they say its a fire hazard,, i say they want you to use your a/c unit more so the bill is higher because the hot sun comes thru really bad. the blinds in my unit were a joke they barely twisted and i for sure couldnt move them across the window to let sun in. management is BEYOND slow with paperwork. if you are reporting change of income dont count on getting a credit for your rent until the following month. the staff seem a little shady to me when i first moved in they had me sign a blank inspection sheet? then they FAILED majorly not telling me about their roach problem. i just moved out recently and still waiting on my deposit so hopefully they didnt screw me over i hope theyre not that shady. the only good thing about these apartments is they are based off of any income you have so the rent is REALLY cheap. they pay for gas, water, trash. the 2 bedroom is a comfy size for small family, big bathroom cabinets, big living room window, master bedroom has a big walk in closet, the carpets in my unit were not badly stained, parking isnt horrible theres usually a spot open, they have a playground, i never had my car or house broken into despite the drama i had with ppl, its walking distance to downtown and chico state, the butte college bus picks up RIGHT infront of the apartments. so if youre looking for a temporary place to either build rental history or whatever this is the place to do it. just be cautious about locking your car and keeping valuables out of site just in case, also remember NO ONE is your friend here PLEASE listen to me, try to stay inside at night if you can because thats when most of the drama goes down, if youre walking to class at night bring pepperspray just in case, if you have kids dont let them play outside alone, make sure to put all food away put in tubs or baggies in cabinet, throw every last crumb away, be diligent about cleaning and doing laundry because these roaches are no joke and im sure will still come around even if youre clean just to hide and sleep in your house or drink water from the pipes. either stay far far away from here or GOOD LUCK :-)
